The median sales price of the 239 single family houses sold in Ridgefield last year was $666,500, according to Multiple Listing Service data surveys for Fairfield County. This was down from $695,000 in 2010, when 271 homes were sold.

The number of houses sold declined 3.8% and the price dropped by 12%. The highest sale price in 2011 was $3.7 million and the lowest was $100,000, compared with the high of $2.475 million and low of $120,000 in 2010.

Under $500,000 was the price range in which the highest number of houses — 63 — were sold in 2011. That range attracted the highest number of buyers in 2010, with 52 houses sold. In 2011, 34 houses were sold in the $1 million to $1.299 million price range, 30 in the $600,000 to $699,999 range and 25 in the $500,000 to $599,999 range. In 2010, the houses sold in these ranges totaled 35, 32 and 43, respectively. In 2010, 32 homes in the $700,000 to $799,999 range sold but only 19 in this range sold last year. One house sold for more than $2.5 million in 2011, while none sold as high as that in 2010, but two houses  between $2 million and $2.99 million were sold that year.

In 2010, there were 271 closings of single family homes in town ranging in price from $180,000 to $2.5 million, up 24% from 219 sales ranging between $120,000 to $2.47 million in 2009. Another report using slightly different numbers but showing a similar trend, counted 272 closed sales of single family homes in Ridgefield in 2010, up 23% from 222 in 2009 and up 14% from 239 in 2008.

The median sales price of single family houses here in 2010 had increased about 8% from $647,000 in 2009 but declined 4% from a median price of $729,000 in 2008 — which was the year the world financial crisis hit in the fall, sending things tumbling down.

This spring the average single family home price dipped from $798,473 to $762,036 and sales were up with 84 homes sold, compared with 59 in spring of 2011, according to a July 26 Ridgefield Press news story. Average condo sale prices dropped from $457,758 to $268,563. Prices ranged from $121,000 to $419,000.
